Ocelot Capital History

Steve Baxter and Chuck Smith bring a combined experience of over 75 years in the real estate industry, with a strong presence in the Dallas-Fort Worth area and other major cities across Texas and Oklahoma. Since forming their partnership in 1995, they have been involved in the acquisition, renovation, management, and sale of approximately $400 million worth of property.

They have built a reputation for their cost-effective approach to property renovations, typically completing remodels at around 60% of standard market costs for their partnerships. Additionally, they forgo charging acquisition and rehab fees, reflecting their commitment to maximizing profitability for their partners. As Steve often emphasizes, “We are profit-driven, not fee-driven.

Chuck Smith
Partner/ Chief Analyst
Charles Smith is a lifelong entrepreneur, businessman and amateur writer born and raised in Texas. Smith graduated with cum laude honors for academic achievement in finance, accounting and economics from UTD. Mr. Smith's career in business started early when he bought his first investment property at age 18 with funds saved from small ventures begun at age 9. Smith negotiated a substantial reduction in the final acquisition price causing the seller to admit that it would have been far easier wrestling a bear than negotiating with Mr. Smith.Charles quickly realized that he could make a good living in this new line of work. Smith bought properties that no one else would want; he figured out that everything he bought could be turned into a profitable property. Smith's involvement in commercial real estate continues after 47 years. While in his twenties, Smith invested heavily in natural gas extraction drilling, eventually selling before the market fell. He continues to invest in real estate and various companies. In the business world, Smith considers himself as an aggressive and forward-thinking individual whose attention to detail and careful oversight brought him continued success. Today, Smith's diversified business interests include active involvement in commercial real estate ownership, development and management, and early-stage investments in promising company start-ups. He is also CEO of Rocky Mountain NexBev, Inc., CEO of Rocky Mountain Productions, Inc. and Manager of RMH Water Company, LLC.

Brennan Baxter Graduated from Texas Tech University in 2020 with a business degree in Sport Management. Brennan’s professional experience includes over 4 years of building relationships with clients and businesses across a multitude of industries. Andrew Baxter

Andrew Baxter graduated from Texas Tech university in 2021 with a degree in business management, although the allure of starting his own business almost prompted him to drop out of college. At the behest of his father and patriarch of the family, Steve Baxter, Andrew finished school-but not before getting his real estate license halfway through his junior year. In his first year selling real estate in Lubbock Texas, Andrew facilitated the largest transaction in his brokerage’s history, selling a Commercial building for $2.5 million. Since then, Andrew has utilized his strengths in marketing by creating the most popular YouTube channel in all of west Texas- Lubbock Living- where he represents people moving to or investing in Lubbock from all over the country. He always knew he wanted to be just like his Dad, and inevitably the move to merge into a managerial/ ownership role in the multi family business presented itself. Since 2022, Andrew has played a pivotal role in acquiring ownership in over a dozen residential houses in Lubbock exceeding $3 million in value by partnering with his father and another investor. Furthermore, he has been the project manager on multiple multifamily deals which Ocelot has acquired over the past half decade. He looks forward to continually buying and managing multi family deals with his family.

Steve Baxter was born in Dallas, Texas and graduated from Texas Tech University in 1974. He also earned his Th.M from Dallas Theological Seminary in 1979. Steve has been in the real estate business in Texas since 1977. He has been involved in the acquisition, rehab, management, and sale of $400+ million worth of residential, condo, multifamily, land, and office properties. Steve has been an active leader in youth ministry in the Dallas area for 45 years, led several Young Life Clubs at various high schools, and served on the staff of Fellowship Bible Church as the Youth Director and leader of the Men's Ministry for 13 years. Steve and his wife Mireya attend Highland Country Fellowship Church in Dallas. He has two sons Brennan (29), and Andrew (26), who have taken key roles under his leadership at Ocelot Capital.
